1 · CALLWe confirm the real search brief.
We start with a short video or phone call. We confirm your commute anchor, maximum commute, budget, move-in date, allergies, pet details, timing, and what would count as a workable home.
2 · SETUP CHECKPhone, WeChat, and banking first.
I confirm that you have a Chinese phone number, usable WeChat, and a Chinese bank account or an agreed workable exception. These are basic infrastructure for most independent rentals.
3 · START PAYMENTYou pay US$75 so I can begin.
Once the needs, scope, and timing are confirmed, you pay the initial US$75 and I start the search.
4 · SEARCH & REPORTI find and compare realistic options.
I search relevant Chinese and English-language sources, screen homes against the hard constraints, verify key details where possible, and prepare an English comparison report.
5 · VIEWINGSI arrange a Chinese-only viewing companion.
I arrange an available viewing companion who speaks Chinese only. English-speaking viewing companions are difficult to source reliably, so translation is handled through WeChat. Any third-party viewing fee is confirmed separately.
6 · WECHAT GROUPKeep the communication visible and recorded.
I create a WeChat group with you and the viewing companion. You can use WeChat translation, messages remain visible, and I can monitor the situation remotely and step in when coordination is needed.
7 · FEEDBACKYour real reactions guide the next step.
After the viewing round, tell me what worked and what did not. Based on that feedback, I refine the search, verify a concern, or arrange the next agreed viewing within the service scope.
8 · MOVE-INMove in, then settle the balance.
After you move into the home, the remaining US$75 is due within 24 hours.
- Price and payment
- US$150 for new bookings. Pay US$75 after the intake call, setup check, and scope are confirmed. Pay the remaining US$75 within 24 hours after move-in.
- What is included
- A short video or phone intake, rental-readiness check, one targeted search, an English comparison report, viewing coordination, a WeChat group with the available viewing companion, remote coordination monitoring, and feedback-based next-step planning within the agreed scope.
- What to tell me first
- Your commute anchor (a nearby metro station, campus, office tower, or landmark is enough), maximum door-to-door travel time, monthly budget ceiling, move-in date, allergies or environmental conditions you must avoid, and whether you have a pet. If you have a dog, include the breed and shoulder height. Softer preferences can be refined after we see real options.
- If your needs change
- A different area, a new budget, or an extra requirement may mean searching again. Before I do more work, we will agree on what you need next and any extra fee. Sharing a concern does not automatically start a new search.
- What you need to check in person
- Photos and messages cannot tell the whole story. During the visit, check smells, possible allergy triggers, sunlight, noise, cleanliness, room size, and the condition of the home. Check hallways and other shared areas too.
- Getting ready for viewings
- Before the search moves forward, make sure you have a Chinese phone number, usable WeChat, and a Chinese bank account or another payment route that has been explicitly agreed for your case. You pay reservation fees, deposits, rent, agent fees, and other housing costs yourself. I cannot lend or pay this money for you.
- Costs not included in US$150
- Rent, deposits, bills such as water and electricity, platform charges, and fees for agents or people who show you homes are separate. You should be told the amount and asked to agree first. You pay the person or company providing that service directly.
- When I reply and how I help
- I normally reply within one working day, not immediately or around the clock. I can monitor the agreed WeChat coordination remotely, but I am not physically present at the viewing and I am not continuously online throughout every message exchange.
- What the fee pays for
- You pay for the agreed search, report, coordination, and follow-up workflow. The first US$75 starts the search. The remaining US$75 is due within 24 hours after move-in.
- Things I cannot do for you
- I am not your real-estate agent, lawyer, landlord, or property manager. I cannot give legal advice, sign a rental contract, accept its terms for you, log into your accounts, make payments for you, or make decisions that commit you to a deal.
